UCC filings: state Secretary of State databases. Permits: county building department records and permit APIs. Warranty data: manufacturer warranty registration databases and public warranty documents. PACE liens: county assessor property tax records. Production data: Enphase and SolarEdge commercial API access where available; satellite irradiance modeling as supplement.
We use satellite-derived irradiance data and historical production estimates based on system size, orientation, and local weather data to produce an expected vs. estimated production comparison. The production section is clearly labeled as an estimate when direct monitoring data is unavailable.
SolarDisclosure™ is a disclosure and due diligence report — it identifies and documents what's on record. Title companies still need the actual UCC-3 termination filed by the lien holder to clear title.
