What's inside

Five sections. Every solar question answered.

A SolarDisclosure™ report covers everything a title officer, agent, or attorney needs to clear a solar property — in one document, in 48 hours.

1

System overview

Panel brand, inverter brand, install year, system size, battery presence, and installer identification — including current operational status of the installing company.

2

Title & UCC status

Owned vs. leased determination. If leased: UCC-1 holder identity, operational status, transfer process, estimated timeline, credit requirements, and current buyout estimate.

3

Permit status

Every permit on record for the property — solar installation, battery retrofit, electrical work. Pulled, closed, inspected status for each. Open permits flagged with resolution path.

4

Warranty map

Every manufacturer warranty still in force — panels, inverter, battery, monitoring — with expiration dates, transferability status, and claim contact information.

5

Production & PACE

12-month production vs. expected output percentage. PACE lien check against county assessor records (CA and FL). NEM tariff status and transfer risk at resale.

Disclosure Score

A 0–100 composite score with color-coded closing risk flags. Green (85+) = clear to proceed. Amber (60–84) = flags present, addressable. Red (<60) = material risk, requires resolution.

FAQ

SolarDisclosure™ questions

How do you source the data?

UCC filings: state Secretary of State databases. Permits: county building department records and permit APIs. Warranty data: manufacturer warranty registration databases and public warranty documents. PACE liens: county assessor property tax records. Production data: Enphase and SolarEdge commercial API access where available; satellite irradiance modeling as supplement.

What if the system doesn't have monitoring (Enphase/SolarEdge)?

We use satellite-derived irradiance data and historical production estimates based on system size, orientation, and local weather data to produce an expected vs. estimated production comparison. The production section is clearly labeled as an estimate when direct monitoring data is unavailable.

Is the SolarDisclosure™ report accepted by title companies for UCC clearance?

SolarDisclosure™ is a disclosure and due diligence report — it identifies and documents what's on record. Title companies still need the actual UCC-3 termination filed by the lien holder to clear title. What SolarDisclosure™ does is surface these issues early, before the transaction opens, so there's time to resolve them without delaying close.

What markets do you cover?

All 50 states. Our permit data coverage is deepest in the highest-solar markets: California, Arizona, Nevada, Florida, Texas, Colorado, and Hawaii. We're expanding county-level permit API integrations continuously.
