We pull from government records, public filings, and official manufacturer documentation — the same primary sources a title officer or attorney would rely on. Everything in a SolarDisclosure™ report is independently verified, not crowd-sourced or estimated. If we can't confirm something, we say so.
We use satellite-derived irradiance data and historical production estimates based on system size, orientation, and local weather data to produce an expected vs. estimated production comparison. The production section is clearly labeled as an estimate when direct monitoring data is unavailable.
SolarDisclosure™ is a disclosure and due diligence report — it identifies and documents what's on record. Title companies still need the actual UCC-3 termination filed by the lien holder to clear title.
